Sell Limits – SiteMinder
Sell Limit is a feature that can be used to set a limit for the selling of physical rooms available on a specific date. We can add this limit for both house and room type level. The overbooking will occur only if we sold all the physical rooms based on the Sell Limit set in Stayntouch PMS. To configure this feature for your hotel, navigate to Settings > Reservations > Reservation Settings > Toggle SELL LIMITS to ON/OFF. Below is an explanation of Sell Limit for hotels using the SiteMinder interface.
Based on the Sell Limit, the availability of a date calculation will be as follows:
availability = physical rooms + sell limit - inactive rooms - sold rooms |

For example:
Consider the date is 4 June 2018, and the hotel has 2 room types: RoomType1 and RoomType2.
- Total physical room availability on house is 100
- RoomType1 physical room availability is 20
- RoomType2 physical room availability is 80
Case 1: Sell Limit on House Level
We only support Sell Limit on room type level, and if you configure Sell Limit on house level, it will manually need to be updated on the CRS level, assuming CRS has the capability.
Case 2: Sell Limit on RoomType Level
If we add a Sell Limit of 10 for RoomType1, then the availability of RoomType1 will become 20 + 10 = 30. That is, the overbooking for this RoomType1 will be applicable only if we sold all these 30 rooms.
Note: We can underbook by setting a limit less than 0. This way we can restrict the physical rooms by selling out completely. *There are no Sell Limits for suite and pseudo room types. |

Availability Menu
The SELL LIMITS row will appear on the Availability screen upon selecting the INCLUDE SELL LIMITS checkbox, and then the available rooms will display the count based on the Sell Limits saved in the Direct Bill.

The overbooking functionality works based on the below workflow:
HA – House Availability

The overbooking is applicable based on both room type and house overbooking permissions. A user cannot overbook if they do not have one of these permissions. A user can overbook only if the hotel sold out all the physical rooms + sell limits set in the hotel.
Sell Limit Updating
**For Sell Limits, it is important to note that because the system always counts the original inventory count, you need to be careful how you manage your updates.**
In the example below, I am starting out with 15 RIJKSMUSEUM VIEW room types:
In order to change this inventory from the Current 15 to 0 (without booking extra rooms), I will need to update my Sell Limit to -15:
Let’s say that later on it is decided that the hotel wants to allow the sale of this room and wants to put in 14 rooms to sell. You would need to do the negative + negative until you get your desired amount. So in this case, I would place a -1 to get 14:
If you choose to open the room type back up and want to sell 3 more than what the hotel physically has, then you would place the number of rooms that you want to oversell by in the box, and the system will calculate based on the original number count. Using the above example where I have 14 rooms but want to sell 18, you would update the Sell Limit to 3 to get the desired amount.
Room Inventory Above 0
The above example illustrates a situation where the room inventory is down to 0. If the room inventory is an actual number above 0, you still need to remember that your Sell Limit always needs to be applied to the actual room inventory count. For example, if you have 3 rooms and want to restrict the number of rooms to 1, you would apply a -2. The same logic would follow if you want to set your room count to 2, but in this instance, you would apply a -1 to the original 3.
